		The American dream of homeownership is a very feasible aspiration for 2012.</p>
	<p>
		There are many benefits of owning a home. Yet some first-time buyers are skeptical of purchasing with the uncertainty surrounding the housing market.</p>
	<p>
		The uncertainty many reference when speaking about the housing market involves a specific date when home values will increase. Since no one can pinpoint this date, the word uncertainty (when paired with the housing market) often reveals a negative connotation.</p>
	<p>
		There are some factors we can be certain about in this housing market such as home values rebounding. This is true; the housing market often moves in cycles.</p>
	<p>
		It&rsquo;s safe to assume that many Americans harbored the same uncertainty during the George H. W. Bush administration in the early 1990s when the national homeownership rate fell from its previous historic high of 64.4 percent in 1980 to a low of 64.1 percent in 1991.</p>
	<p>
		In the 1960s Lyndon Johnson illustrated a correlation between homeownership and accountability by stating &ldquo;owning a home can increase responsibility and stake out a man&rsquo;s place in his community&hellip;The man who owns a home has something to be proud of and reason to protect and preserve it.&rdquo;</p>
	<p>
		This statement is still true more than 50 years later. There are many reasons to take pride in homeownership such as:</p>
	<ul>
		<li>
			<strong>Appreciation</strong> &ndash; Buying a home now (at the current rates) can almost ensure your home&rsquo;s appreciation in the future. Mortgage rates are near historic lows and home prices in many parts of the country are down. This is the perfect recipe for home appreciation. Additionally, many foreclosed homes are available for a fraction of the original cost. This can translate to a higher profit if you decide to sell once the market rebounds.</li>
		<li>
			<strong>Property Tax Deductions</strong> &ndash; For income tax purposes, real estate property taxes for a vacation home and first home are fully deductible. The IRS (Publication 530) provides detailed tax information for first-time buyers that may answer many questions about what deductions homeowners are eligible for.</li>
		<li>
			<strong>Preferential Tax Treatment</strong> &ndash; If you own your home for more than a year and receive more profit than the allowable exclusion after the sale of your home, the profit will be considered a capital asset. Capital assets are given preferential tax treatment.</li>
		<li>
			<strong>Equity Building</strong> &ndash; Many factors such as credit qualification, loan flexibility, and annual percentage rate (APR) contribute to the final decision of what type of mortgage loan best fits your goals. Yet, a new trend being used by some homeowners is to actually add money to their monthly payment to decrease the principal balance of their loans at a much faster pace. This trend is called equity building. Equity builders usually select a home loan with a lower interest rate (and a shorter term loan such as a 15-year fixed) to help build equity faster. This rapid payment process allows borrowers to:</li>
		<li>
			Pay off the principal balance faster</li>
		<li>
			Lock in near-record-low interest rates</li>
		<li>
			Shorten the length of their home loan</li>
		<li>
			Own their home faster</li>
		<li>
			Pay substantially less mortgage interest</li>
	</ul>
	<p>
		Equity building is a beneficial trend that&rsquo;s becoming more and more popular with fiscally responsible homeowners. Also, home equity is the largest single source of household wealth for most Americans.</p>
	<ul>
		<li>
			<strong>Pride</strong> &ndash; Homeownership offers many benefits to many different types of people. For some homeowners, playing your music as loud as you want and painting the walls the color of your choice is a perk. For me, homeownership will permit me to build an NBA regulation size basketball court on my own property. For my coworker Joel Jarvi, home ownership may allow him to build the indoor slide of his dreams. No matter who you are, homeownership is a purchase, commitment, and journey that&rsquo;s sure to bring you pride.</li>
	</ul>
	<p>
		Furthermore, when the uncertainty surrounding the housing market fades and the market rebounds, homeownership may in fact transform that pride to profit through a home sale.</p>

	<span style="font-size: 12pt">The month of December&nbsp;was a&nbsp;consistent month for&nbsp;this year.&nbsp;&nbsp;Home sales were up from December to&nbsp;71, but down from 73 homes sold a year ago.&nbsp;&nbsp;The average sales price is up from a year ago&nbsp;to $214,439.&nbsp; This month and time of&nbsp;the year is generally slower&nbsp;due to it being&nbsp;winter break,&nbsp;but were consistent from&nbsp;past years numbers.&nbsp; Looking forward to a great year in 2012!</span></p>

	NAR released its latest pending home sales index figure last week and for the second month in a row the index is up. But more than that, the index has broken 100. This is significant because the only time since the housing boom collapsed that the index has broken 100 is when the home owner tax credit was in effect. The fact that the index has returned to that level a year since the credit has been in effect means the housing market is strengthening completely on its own, without any stimulus.</p>

	NAR Chief Economist Lawrence Yun is upbeat about 2012 because in a number of areas indicators are pointing upward. Not only are home sales up but housing starts are up and home prices are stabilizing in many markets and heading up in some. In areas where they&rsquo;re still down, the declines aren&rsquo;t that great. More fundamentally, broader U.S. economic signs are looking positive, including the all-important jobs picture. About 100,000 job are being created a month, and that could rise to 150,000&mdash;still not a quick enough pace to get us back to where we were before the downturn but the headwinds are in the right direction.</p>

	November was another good trend for home sales in the area.&nbsp; The average home sale price was up again so with homes in the area increasing by over $60,000 from last November.&nbsp; While the number of homes sold decreaed in this time, it is not uncommon because of the holiday season just around th the corner.&nbsp;</p>

<p><span style="font-size: 12pt;">Get the family together and head on over to Greenville,&nbsp;South Carolina&nbsp;and search for the famous "Mice On Main."&nbsp; Back in 2000, Jim Ryan had an idea based on the book, <em>Goodnight Moon</em>,&nbsp;which he and his mom ready every night when he was small.&nbsp; In the story, there are nine mice pictured.&nbsp; Ryan and sculptor,&nbsp;Zan Wells created nine bronze mice statues, each with his own look and character,&nbsp;and placed them in special places all along Greenville's fanciful downtown on Main Street.&nbsp;&nbsp;The are spaced all the way from the Hyatt to the Westin Poinsett Hotel.</span></p>

<p>No one likes wasting money, especially in these tough economic times. So it certainly makes sense -- <em>dollars and cents</em> -- to make a small investment of time and supplies to close up those heat-wasting air leaks around your home. It'll pay back big dividends in reduced energy bills and a warmer, more comfortable house this winter. So let's look at some of the areas where those drafts may be lurking, and see how to take care of them.</p>
<p>1. <strong>Doors and windows</strong>: This should be an obvious one. If you can see gaps between your siding and your windows or exterior doors, close them up with a bead of clear or paintable acrylic latex caulk. Larger gaps can be filled with foam backer rod before applying the caulking.</p>
<p>2. <strong>Exterior penetrations</strong>: Some of these areas are going to be obvious, while some may take a little bit of searching. Some examples of exterior penetrations where air can leak into the house include exterior faucets, dryer vents, exterior electrical outlets, exterior light fixtures, holes that have been drilled for phone and TV cables, conduit penetrations, exit points for plumbing drains, and penetrations for air conditioning lines. Closing these penetrations may require a variety of different techniques, including caulk, expanding spray foam, or, in the case of electrical boxes and fixtures, specific gaskets that are designed to fit the boxes.</p>
<p>3. <strong>Exhaust-vent covers</strong>: Dryer vents, range hood vents, bath fan vents, and other interior ventilation equipment typically terminate outside the house in a plastic or metal cover that has one or more louvers on it. The louvers are designed to be in the closed position whenever the fan is not in use, so that outside air doesn't leak in. Check all of these louvers to be sure they're closing completely, with no air leaks. If they aren't, you can adjust the spring tension to hold them closed more tightly; add foam weatherstripping tape for a more air-tight seal; or replace the entire vent cap with a new one.</p>
<p>4. <strong>Gaps around interior vents and recessed lights</strong>: Inside your home, heated air can be leaking out around that same ventilation equipment, where vent pipes pass through the walls or ceiling, or where vent covers meet wall and ceiling surfaces. Recessed light fixtures can also be real air-leakers. Around the vent pipes and recessed light cans, seal any gaps with caulking. For the vent covers and recessed light covers, remove the covers, then adjust the springs and/or add foam weatherstripping tape to create a tight seal between the cover and the ceiling.</p>
<p>5. <strong>Heat-duct penetrations</strong>: Gaps around heating-duct cans where they pass through the floor or wall allow cold air to enter from the crawl space, while gaps around ceiling-duct cans allow heated air to escape into the attic. To close those drafts, first remove the register, then use a combination of caulking and/or metallic duct sealant tape to close any gaps between the sheet metal cans and the floor, wall or ceiling surface.</p>
<p>6. <strong>Fireplaces and woodstoves</strong>: Lots of gaps can occur around these appliances. With a conventional fireplace, keep the damper closed except when burning a fire to prevent heated air from escaping up the chimney. Consider investing in a set of air-tight doors, which close off the air leaks and also make your fires more efficient. Look for gaps around woodstove and gas fireplace flue pipes, and air leaks around masonry chimneys. Use a metal collar if necessary around flue pipe penetrations, and seal gaps with heat-resistant sealant specially formulated for this application.</p>
<p>7. <strong>Attic and crawl space hatches</strong>: These can be real air losers if they're not weatherstripped, so take care of that with some foam tape. Make sure the hatches are insulated as well.</p>
<p>8. <strong>Interior doors to unheated spaces</strong>: If you have any interior doors that lead to unheated spaces, including basements, garages or attics, be sure the doors are weatherstripped to prevent air leakage. If possible, replace older, hollow-core doors with solid-core or, better yet, insulated metal doors.</p>
<p>9. <strong>Sill plates and penetrations</strong>: This one's not as easy to deal with, but it's well worth the effort to try to do whatever you can with it. Air can leak both into and out of the house through gaps where the sill plate meets the foundation or the siding, and around plumbing and wiring penetrations drilled through wall plates in various areas. If you have a gap between your siding and the bottom of your exterior wall, especially in older homes where the use of sill sealers was not a common practice, consider closing up this big air gap with a bead of caulking or expanding foam.
