Located in the Western Upstate of South Carolina in the foothills of the Blue Ridge Mountains between the shores of Lake Hartwell and Lake Keowee is the beautiful town of Clemson, South Carolina. Clemson is home to 13,140 residents according to the 2010 census. However eight months out of the year there are an added 17,000 residents in the area due to the on-campus population of Clemson University. On Clemson football game days, the town can grow to over 80,000!
Originally founded as Clemson Agricultural College by Thomas Clemson, Clemson University opened in July of 1893. As South Carolina’s land-grant and highest-ranked institution, Clemson University thrives to academic excellence, public service, economic development and innovative research. It boasts its own 17,500-acre experimental forest along shores of Lake Hartwell and is home to the 295-acre South Carolina Botanical Garden. The university offer many majors from Accounting to Youth Development.
Shopping and Dining
Downtown Clemson features a variety of restaurants, bars and shops with every type of cuisine available even late into the night. A Clemson native’s favorite is The Esso Club, one of the country’s top sports bars located just steps away from campus. For a more formal occasion, visit Calhoun Corners. Originally built in 1893, this historic brick building provides a classy and elegant dining experience. Enjoy the gourmet American cuisine from a juicy steak to fresh seafood. Plenty of shopping is available between Clemson and Central including nationwide chains such as Wal-Mart, Lowes, Ingles, and Bi-Lo.
Recreation
One of the benefits of being a college town, Clemson offers tons of recreation and entertainment options. A must-see is a Clemson Tigers sporting event. Memorial Stadium, also known as Death Valley, is home to the Clemson Tigers football team. Littlejohn Coliseum hosts basketball, volleyball and concerts.
Outdoor lovers will also find what they are looking for, as swimming, sailing and kayaking are popular pastimes on the Hartwell Lake.
Living
Located in the sweet spot between mountains and lakes, the defined 4 seasons make for the perfect climate. With warm summers averaging temperatures in the 80’s and 90’s and refreshing winters with temperatures in the 40’s, Clemson residents enjoy each season lasting just long enough. Soak up the sun with over 210 days of sunshine a year. The average annual precipitation is about 54 inches with rain distributed fairly evenly throughout the year. The wettest month is generally March, with almost 6 inches.
With the university nearby, the area and the population stays young, hip and fresh. This also means, of course, that there are investment opportunities for rental property in this quaint college town.
